Documentation & Compliance
Exchange documentation is prepared and coordinated throughout the transaction, including assignment agreements and exchange records, with the process structured around applicable IRS requirements and deadlines.
Funds & Property Coordination
Exchange funds are held and administered as required while coordination continues between the investor, title and escrow professionals, real estate advisors, and other parties involved in the transaction.
45-Day Identification
Following the sale of the relinquished property, replacement property must generally be identified within the 45-day identification period. The identification process is documented and coordinated as part of the exchange.
180-Day Completion
The replacement property must generally be acquired within the applicable 180-day exchange period. Deadlines are tracked throughout the transaction to keep the exchange moving toward completion.
Exchange Completion
Once the replacement property closes and the required exchange steps are completed, final documentation is coordinated and the exchange is concluded in accordance with the established structure.
